Red Hot Market for Some Homes

We are seeing the return of a red hot market at least for entry-level homes. This weekend I listed a home at 8 AM and had multiple offers to review by evening! Another agent at The Schneider Realty Group sold a similar home in mere hours the next day! What does that mean for you?

If you have thought about putting your home on the market talk to a Realtor about the market value. You may be shocked at the equity built up in your home. When you decide to sell, be sure to follow these steps to get the best price:

 

  • Take a few days to declutter. Storing furniture and boxes in the garage will not dissuade buyers. Make sure that closets are half-empty (put winter clothes in boxes), move some furniture out of rooms so they appear spacious, and clean up counters/play areas with just a few select items in those areas.
  • Fix any obvious issues inside the home such as holes in hollow-core doors, missing closet doors.Living room with a throw on the couch, a colorful rug, and wall hangings
  • Outside clean up clutter, weed, edge, and add a few flowering plants. A few pots of flowers near the front door are a nice touch.
  • Clean! Wipe counters, mop the floor, vacuum, clean the stove, wipe off fingerprints from light switches and doors.
  • Add some colorful pillows, throws, a crock with utensils in the kitchen, to add color and interest for the photos.
  • Be prepared to vacate for showings quickly! Have a plan for pets.

  • Work with a Realtor who will send you homes as they come on the market, and who will jump in the car when you send a new listing you found online!
  • Have your pre-approval from a lender already secured!
  • Be ready to make an offer when the home is right for you! Homes are selling in 1 day, there is no time to think about it.
  • Try not to ask the seller to pay your closing costs. Even asking for a home warranty to be paid for by the seller could cost you the home.
